Loft BOX provides a 10-year guarantee on works carried out, commencing from the date of practical
completion — being the date on which the project is deemed complete and ready for use.
This guarantee applies specifically to the core elements installed by Loft BOX as part of the agreed
scope of works, with particular focus on the primary structural components forming the loft conversion.
All works are installed in accordance with approved drawings and structural designs as provided, and
in line with current Building Regulations in force at the time of construction.
For the avoidance of doubt, this guarantee is strictly limited to the works undertaken and installed
by Loft BOX, and does not extend to the overall structure of the property, pre-existing elements,
or any parts of the building not directly altered or installed as part of the project.
Definitions: "Practical completion" means the stage at which the works are complete and
capable of being used for their intended purpose, notwithstanding minor defects or outstanding snagging items.
A "defect" means a material failure, or imminent risk of failure, of the relevant element to perform
its intended structural function. Design performance is subject to a reasonable skill and care standard only
and is not covered by the 10-year guarantee.
The 10-year guarantee applies strictly and exclusively to the main structural elements installed by
Loft BOX as part of the loft conversion works. This includes, but is not limited to:
- → Structural steel beams and associated supports
- → The newly formed floor structure (including timber joists, hangers, strutting, and load transfer arrangements)
- → All load-bearing elements constructed within the loft space
- → The structural framework of any dormer construction, including walls, headers, and roof structure
This guarantee applies only to the installation and assembly of these elements by Loft BOX, as carried out
in accordance with approved drawings and structural engineer's details. It does not extend beyond these specific
components, nor does it apply to the existing building, adjacent structures, or any elements not directly
constructed, altered, or installed by Loft BOX as part of the agreed works.
This guarantee covers defects or failure of the specified elements where such issues arise solely as a
direct result of faulty workmanship or incorrect installation by Loft BOX. This includes situations where
components have not been installed in accordance with approved drawings, structural engineer's details,
or recognised industry standards applicable at the time of construction.
Loft BOX shall determine, acting reasonably, whether any defect falls within the scope of this guarantee.
Where it does, Loft BOX will undertake the repair or rectification of the affected installed element,
in line with the terms of this policy.
The 10-year guarantee does not cover defects, damage, or performance issues arising from:
- → Surface cracking, hairline fractures, joint lines, or cosmetic imperfections in plaster, finishes, or decorations
- → Shrinkage, expansion, or thermal movement of materials — considered normal characteristics of new construction
- → The existing structure of the property, including original walls, roof structures, ceilings, or foundations
- → Movement, settlement, subsidence, or structural shifting of the building as a whole
- → Pre-existing defects, whether apparent or latent at the time of construction
- → Client-supplied materials, fixtures, or fittings including sanitaryware, taps, showers, tiles, or flooring
- → General fixtures such as door handles, hinges, locks, or ironmongery — subject to normal use and manufacturer provisions
- → General wear and tear, deterioration through use, or lack of maintenance
- → Damage or defects resulting from third-party interference, unauthorised alterations, misuse, or neglect
- → Any issues arising from external factors beyond Loft BOX's control
All materials, components, and products supplied and installed are covered by their respective manufacturer
warranties, where applicable. These may include windows and rooflights, boilers and heating systems,
roofing membranes, insulation products, and other proprietary items.
Loft BOX does not provide any additional warranty in respect of these products beyond the manufacturer's
coverage. Any claims relating to these items should be directed to the relevant product manufacturer.
Where available, relevant warranty documentation will be passed to the client upon completion.
All works are undertaken in accordance with approved drawings and are subject to inspection by Building
Control or an approved inspector. Any completion certificate issued by Building Control confirms that
the works met statutory standards at the time of inspection only — it does not constitute a warranty
or guarantee of long-term performance.
Structural design and engineering specifications are prepared by a qualified structural engineer.
Responsibility for the adequacy and performance of such design remains solely with the appointed designer.
Loft BOX's responsibility is strictly limited to the installation of works in accordance with those
designs and approved drawings.
Loft BOX's liability under this guarantee is strictly limited to the repair or replacement of the specific
defective elements installed by Loft BOX that fall within the scope of this policy. The choice between
repair or replacement remains at the sole discretion of Loft BOX.
- → Loft BOX's total liability shall not exceed the original contract value of the works carried out
- → No liability for indirect, incidental, or consequential losses including loss of use, loss of income, inconvenience, or alternative accommodation costs
- → This guarantee is not an insurance-backed warranty and does not provide cover equivalent to an insurance policy
- → All remedies under this guarantee are exclusive and in substitution for any other remedies, to the extent permitted by law
Any claim under this guarantee must be submitted in writing to Loft BOX, providing sufficient detail
of the issue including its nature, location, and any supporting evidence such as photos or videos.
Defects must be reported within a reasonable timeframe of becoming apparent.
Upon receipt of a valid claim, Loft BOX reserves the right to inspect the reported defect and must
be granted reasonable access to the property. Where a claim falls within scope, Loft BOX will undertake
appropriate remedial action within a reasonable timeframe. No remedial works shall be carried out by
third parties without prior written consent from Loft BOX, as this may invalidate the guarantee.
No claim shall be accepted after expiry of the 10-year guarantee period.
This guarantee is conditional upon the property and installed works being properly maintained.
Failure to carry out reasonable maintenance — including maintaining roofing elements, drainage,
ventilation, and seals — may invalidate this guarantee where such failure contributes to the defect.
The client must take reasonable steps to prevent further damage once a defect becomes apparent.
Loft BOX shall not be liable for any additional damage caused by failure to act promptly or to
notify Loft BOX within a reasonable timeframe.
This guarantee shall be deemed void in respect of any affected area where works have been altered,
modified, or interfered with by third parties without prior written consent from Loft BOX.
Loft BOX shall not be liable for defects or damage resulting from events beyond its control,
including but not limited to extreme weather conditions, flooding, fire, structural movement,
or other unforeseen external factors.
This guarantee is non-transferable and applies solely to the original client named in the agreement.
It shall not be assigned or transferred to any subsequent owner or third party under any circumstances.
This guarantee forms part of the overall agreement between Loft BOX and the client and supersedes
any prior representations or statements relating to warranties or guarantees.
Loft BOX shall not be liable for any requirement to upgrade, alter, or modify the works due to
changes in legislation, Building Regulations, or industry standards occurring after the date of
practical completion.
If any provision of this guarantee is found to be invalid or unenforceable, the remaining provisions
shall remain in full force and effect.
Where design elements are prepared or coordinated by Loft BOX, such services are undertaken using
reasonable skill, care, and diligence in accordance with accepted industry standards at the time.
Structural calculations and technical design inputs may involve independent qualified professionals,
including structural engineers, and Loft BOX is entitled to rely on their accuracy.
Loft BOX shall not be liable for any defects or failures arising from:
- → Inaccurate or incomplete information provided by third parties
- → Design assumptions based on site conditions that differ from those reasonably identifiable at the time
- → Limitations inherent in the existing structure or building fabric
Loft BOX's responsibility in respect of design is limited to the exercise of reasonable skill and care
and does not constitute a guarantee of design performance beyond this standard. The client acknowledges
and accepts all design services are subject to these limitations.
Nothing in this guarantee shall exclude or limit any rights the client may have under applicable law,
including but not limited to the Consumer Rights Act 2015.
This guarantee shall be governed by and construed in accordance with the laws of England and Wales.
